Residence Specifications
1. Interior Trim & Doors
Baseboard: 4 ¼ one piece wood “Speed Base” in all areas
Window & Door Casings: 2 ½ wood trim in all areas.
Finish: All trim is paint grade (finger jointed).
Interior Doors: Six panel, hollow core Masonite and bi-fold doors with polished brass hinges.
Door Hardware: Schlage polished brass knob set including dead bolt.
Privacy Lock Sets: Push button lock doorsets for all bathrooms.
2. Interior Finish
Walls: Two (2) coats of eggshell latex paint (1 primer, 1 finish).
Doors: Two (2) coats of semi-gloss latex paint (1 primer, 1 finish).
Trim: Two (2) coats of semi-gloss latex paint (1 primer, 1 finish).
Finish Walls: Interior wall color to be selected by Builder.
Finish Doors & Trim: Door & Trim color to be selected by Builder.
3. Cabinetry
Style: See Builder Samples. Maple cabinets are standard.
Hardware: Operable drawers and cabinet doors will have brush nickel door pulls.
Upper Cabinets (Kitchen): 30” high except for 15” high above stove and refrigerator.
Layout: Buyer should refer to the floor plans or model for the layout of cabinetry.
4. Countertops
Kitchen: Laminate with square edge and separate square edge backsplash. Granite and EOS solid surface upgrades available from Builder’s samples.
Bathrooms: Laminate with square edge and separate square edge backsplash. Granite and EOS solid surface upgrades available from Builder’s samples.
Type: Laminate will be Wilsonart.
Colors: To be selected by Buyer from Builder samples.
5. Appliances
Style: The brand of appliances (refrigerator, dishwasher, range, microwave, stackable washer and dryer) will be determined by the developer.
Type: All appliances will be electric.
6. Floor Covering
Utility Room/Closet: $16.00 sq yard; Selections completed at Benson’s
Kitchen & Baths: $16.00 sq yard; Selections completed at Benson’s
Entry/LR/DR/Hall/BDRMS: $16.00 sq yard; Selections completed at Benson’s
7. Fire & Safety
Automatic Sprinklers: Wet & dry sprinkler system according to fire dept. code.
Communications: Intercom system between residence and building entry foyer.
Smoke Detectors: Ceiling smoke detectors with battery back-up located throughout the residence. All according to code.
8. Heating, Ventilation & Air Conditioning
Type: Forced hot air by propane gas.
Furnace/Air Conditioning: One (1) MagicPak or equivalent sized per residence located in utility room/closed.
Thermostat: One (1) controlling heating and cooling located per the installer.
Supply & Return Air
Ductwork: Flexible an rigid galvanized with insulation with registers as required.
Ductwork Layout: To be determined by the HVAC subcontractor and will vary per the residence.
9. Plumbing
Kitchen Sink: Double bowl in stainless steel.
Water Closets: 2 piece round bowl in white porcelain.
Drop in Lavs: Oval bowl in white porcelain.
Bathtub/Shower Unit: White fiberglass of Builders choice.
Shower Stall: White fiberglass of Builders choice.
Kitchen Faucet: Single handle polished chrome with sprayer or equivalent.
Lav Faucets: Single handle polished chrome or equivalent.
Tub/Shower Valve: In polished chrome or equivalent.
10. Electrical
Service: Circuit breaker panel located within unit. Individual meter.
Switches & Outlets: White located per code, GFI outlets where required.
CATV & Telephone: At least three (3) CATV 7 three (3) CAT5 phone locations in each unit.
Kitchen, Bedrooms & Bathroom: All light fixtures and outlets according to building code.
11. Mirrors
Location: Each bathroom will have mirrors extending the full width of the countertop.
Style: 42” high wall mounted with polished edges.
12. Shelving
Location: All linen and hanging closets.
Style: Closetmaid or equivalent white epoxy coated steel shelf.
13. Laundry Hook-Ups
Connections/Stubs: Water, power outlet for stacked washer and dryer and exterior dryer vent.
Hook-ups: Builder will install supplied stackable washing machine and electric dryer.
14. Limited Warranty
In addition to any warranty for materials and labor given by the manufacturers and/or installers of the
various components of the Residence. Seller shall offer a one (1) year Limited Warranty on the
Residence. Please consult the New Hampshire statutory warranty language for a more exact description
of limitations and coverage’s.
15. Builder Notes
The Residence Specifications are offered subject to change, omissions and errors by the Builder. The
Builder reserves the absolute right to substitute any of the above Building Specifications with materials
of similar or greater quality.
1. Roof
Typical Sloped Roof: 30 year IKO Cambridge architectural shingles.
Waterproofing: Grace Ice and Water shield, drip edge and step and roll flashing as required.
2. Insulation
3.5” sound insulation: Each residence and fire separation wall.
6” sound insulation: Between floors.
6” R-11 batt insulation: All exterior walls and the garage ceiling.
12” R-38 batt insulation: Attic.
Vapor Wrap: Tyvek or equivalent on all exterior walls.
3. Storage
Size: One (1) walk in storage room per residence 4x6x8
Size subject to change by Builder.
Location: Located on lower level of building.
4. Exterior Walls and Finish
Framing: 2”x6” wood studs with 7/16 OSB sheathing.
Exterior Walls: Certainteed “Mainstreet” vinyl siding.
Exterior Trim: Corners, soffits, rakes and window trim covered by white vinyl or aluminum.
5. Exterior Windows
Type: Alliance “Harvey” white vinyl clad with Low-E insulated glass.
Style: Double hung with white interior and exterior frames and sash.
Double Hung Mullions: White integrated mullion inserts (6/6 typical).
Screens: One (1) exterior white metal screen for each double hung window.
Sizes: Sizes vary per location, floor and residence model.
6. Exterior & Common Area Doors
Main Entry: Commercial Aluminum with glass entry door according to building code.
Residence Entry: Entry door according to building code.
7. Deck
Size: Front and back units: 10’x 6’.6” maintenance free Timbertech composite decking. End units: 11’x 6’.6” maintenance free Timbertech composite decking.
Railings: Vinyl white railings.
Mechanical Closet: Houses mechanicals for the unit.
8. Interior Walls
Residence & Fire
Separation Walls: 2”x6” wood studs staggered @ 16” on center.
3 ½ sound attenuating insulation in each wall.
Two layers of 5/8” drywall taped and finished. (one each side).
Interior Partitions: 2”x 4” wood studs @ 16 on center with 5/8 drywall taped and finished.
9. Interior Floors & Ceilings
First Floor: 3/4 of building is concrete slab. Remaining portion of building is ¾” Gypcrete over ¾” OSB and wood truss on steel beams.
6” R-19 batt insulation and 5/8” drywall taped and finished.
Second Floor/Ceiling: 3/4” Gypcrete poured over ¾” T & G Advantech Sheathing over 24” wood floor trusses.
Below: 6” sound attenuating insulation.
Headroom: 8” +/- in all living areas.
10. Elevator
Type: Vertical Express
Cab Walls:
Flooring: Carpeting to match foyer and hallways.
11. Common Area Halls
Walls: 5/8” drywall with chair rail. 3 ½” baseboards.
Lighting: Overhead Fluorescent lighting.
12. Common Area Finish
Trim Finish: Two (2) coats of semi-gloss latex paint (1 primer and 1 finish).
Wall Finish: Two (2) coats of eggshell latex paint (1 primer and 1 finish).
Ceiling Finish: Two (2) coats of flat latex ceiling paint (1 primer and 1 finish).
13. Common Area Flooring
Foyer, Hall & Stairs: Commercial grade nylon carpet to be determined by builder.
